Your building is for sale. Stay, and become a part owner of it.

Extend your lease and you become a part owner of the building your business already runs in. No cash in.

Two ways this sale can go

A stranger buys it.

A new owner you've never met controls your rent once your term and any options run out, and can sell again whenever it suits them. Decisions about the roof, parking, docks and upgrades get made without you, even though your business depends on them. You keep paying rent, and all the value you help create goes to them.

You partner with us.

You become a part owner of the building, your rent is set for the future and it stays yours to operate in. As an owner, you also share in the cash the building earns after the loan payment, so part of your rent comes back to you. As the loan gets paid down and the building gains value, part of that equity is yours instead of all going to a landlord.

How it works

  1. You extend your lease.
  2. We arrange the financing, cover any cash the deal needs, and buy the building. We guarantee the entire loan, and you guarantee your part of the loan.
  3. Ownership means you share in the cash the building earns after the loan payment, and you build equity as the loan is paid down and the building grows in value. We purchase as tenants in common, so your ownership will be on the deed.

Questions

Do I have to put money in?
No. We arrange the financing and cover any cash the deal needs.
What am I guaranteeing?
Your lease, and your part of the loan. We guarantee the whole loan.
Do you earn interest on your money first?
No. If we put any cash in, we get back exactly that amount, then we share as part owners.
I have renewal options. Why do this?
Options let you keep renting. This lets you become a part owner. Ownership means you share in the cash the building earns after the loan payment, and you build equity as the loan is paid down and the building grows in value. Your options end, and ownership doesn't.
Who handles the building?
We handle ownership, the lender and the books. You run your business the same as today.
What's in it for you?
We like owning buildings with good tenants in them, and a tenant who is a part owner has every reason to stay and take care of the space. Everyone benefits when you stay, and that's what we want.

Who we are

We own and manage industrial buildings across the United States. We'd rather own a building alongside the business that uses it than buy it out from under them.
